Scottsdale 85251. The one part of the city where the car is optional, which is either the entire point or a dealbreaker, depending on who you are.

What it is

Old Town is Scottsdale's original core, and it has spent the last twenty years becoming genuinely urban without losing the low-rise southwestern character that made people come in the first place. Galleries and the arts district on one side, the waterfront and Fashion Square on another, restaurants and the entertainment district in between, and the canal path running through it.

The housing is different here than anywhere else in the city: condominiums, lofts, and a smaller number of historic single-family homes on the surrounding blocks. Buyers come for walkability, and the ones who love it never move back to a subdivision.

Who it suits

  • People who want to walk to dinner. Not as a novelty, as the daily condition.
  • Second-home buyers who want zero maintenance. A condo with a locked door is the lowest-friction ownership in Scottsdale.
  • Buyers who value proximity over square footage. You buy less house here and more location, deliberately.
  • Anyone who liked the trip. A large share of Old Town owners first came as visitors.

What to check before you buy here

  • Noise, at the hour it actually happens. Visit the specific unit on a Friday at eleven at night, not on a Tuesday at two in the afternoon. Blocks vary enormously and the difference is not visible on a map.
  • The HOA's financial health. Reserves, upcoming special assessments, and litigation history matter more in a condominium than anything about the unit itself. Read the resale disclosure carefully.
  • Short-term rental rules. Both the association's and the city's. If your plan depends on renting it out, confirm it in writing before removing contingencies.
  • Lender approval on the building. Some condominium projects have financing restrictions that limit your buyer pool later. Worth knowing on the way in, not on the way out.

How I price it

Condominiums price on building, floor, exposure, parking, and HOA scope far more than on square footage. I compare within the same building first, then to genuinely comparable buildings, and I look hard at what the association fee covers before treating two units as equivalent.
