How is my home's value determined?

From closed comparable sales in your subdivision over roughly the last ninety to one hundred eighty days, adjusted line by line for square footage, lot position, view, condition, and the age of major systems, then checked against active and pending inventory to see what buyers are actually choosing between right now. Every adjustment is shown rather than folded into one number.

Why do automated home value estimates differ from an agent valuation?

Automated models learn from public records across an entire county. They cannot see whether a lot backs a wash or an arterial road, whether an addition was permitted, how old the roof is, or whether the two nearest sales were distressed. In a market with as much variation per block as Scottsdale, those factors are most of the value.

What is the 114-step marketing plan?

A written launch checklist covering preparation and photography, complete MLS entry, portal syndication, paid social targeted at the buyer profile the comparable sales point to, brokerage and partner network distribution, direct agent outreach, showing feedback collection, and scheduled pricing and traffic reviews. Sellers receive a copy before the listing goes live.

What happens if the appraisal comes in below the contract price?

There are four routes: renegotiate the price, have the buyer bring the difference in cash, submit a rebuttal with better comparable sales, or terminate under the contract terms. The comparable sales package is sent to the appraiser in advance to make a shortfall less likely in the first place.

I am relocating to Scottsdale. How should I start?

Start with how you want an ordinary week to feel rather than with bedroom counts: commute time, school district, whether you want a lake path or a fairway outside the door, how often family visits, and whether the house needs to sit safely while you are away for months. Those answers narrow the map faster than any filter. Then tour, in person or on video, and calibrate from what you react to.

How is an offer price decided?

From closed comparable sales adjusted to the subject home, the current competition, and the seller's position including days on market and price history. Offers built this way are far more likely to survive the appraisal, which is where bidding-war winners often come undone.

Does Curtis Hallatt work with VA loan buyers?

Yes. VA purchases in Arizona are routine. The parts that cause problems are predictable: appraisal requirements, which non-allowable costs the buyer cannot pay, and how to structure the offer so it stays competitive against conventional financing. What happens after an offer is accepted in Arizona?

Earnest money goes to escrow, then the inspection period with a defined response window, then appraisal, loan conditions, a final walkthrough, and signing before recording. Each stage carries a contract deadline under the AAR purchase contract. Buyers get the schedule up front and a transaction coordinator tracks it.

What are the ongoing costs of owning a home in Scottsdale?

Beyond principal and interest: property taxes, homeowner insurance, HOA dues where applicable, irrigation and landscape, pool service and its higher summer chemical and electricity load, and cooling costs that peak between June and September. These are estimated for the specific property during the search rather than after closing.

Are HOA dues in Scottsdale a red flag?

Not by themselves. What matters is what the dues cover, the association's reserve position, whether special assessments are pending, and any rental or lease restrictions. In master-planned communities there can be two or three layers of dues, which need to be added together before comparing a payment against a non-HOA alternative.

Can I buy a home in Scottsdale to use as a short-term rental?

Sometimes, and it depends on both the association rules and current City of Scottsdale requirements, which have changed in recent years. If the plan depends on short-term rental income, it needs to be confirmed in writing before contingencies are removed.

Is now a good time to buy or sell in Scottsdale?

That question does not have a citywide answer, because conditions differ by price band and by subdivision at the same moment. The honest version is to pull months of supply, median days on market, and the list-to-close spread for your specific segment, and decide from that.
